James Puckle designed it in 1718 as a naval defensive weapon to help British vessels fight back against Ottoman pirates using fast and nimble small boats that could not be effectively engaged with large cannon. Puckle's gun was a 9-shot repeater of about 1.25" bore on a flexible swiveling mount which could easily track the fastest marauder. The Puckle is basically a manual revolver, but its firing mechanism incorporates some clever functionality to allow a fast and smooth rate of fire. The gun was demonstrated in public in 1721 (after being turned down by the Royal Navy) and fired 63 shots in 7 minutes - quite the feat at that time! The only sale appears to have been a private purchase of two guns for an expedition to the West Indies, however. Financing rental properties the right way is a video about the two most commonly used ways to finance rental properties for real estate investors. The first way to finance a rental property is Investor A who purchases a $100,000 property and leaves $20,000 in the deal. He starts with $100,000 capital to invest. After 5 houses leaving in $20,000 this investor will run out of money. Investor B finances his rental properties using the BRRRR method which stands for Buy Rehab Rent Refinance Repeat. You are buying a house at a discounted rate and then forcing the appreciation upwards and value up to where the house is appraised at $100,000. So say you bought it for $50,000 then had $20,000 in repairs and then $10,000 in carrying, financing, and closing costs your total liability is now $80,000. The bank will lend you $80,000 or 80% of the $100,000 appraised value loan to value. Now you have a financed house and your original capital to reinvest. The issue is that my wife was trying to change the air filter. Why? Don’t ask (she just likes to do those kinds of things, and yes - I realize I’m the man of the house and I should be doing it, but I digress...) After Renee’s noble attempt at performing advanced furnace surgery… … we got stuck with a half-opened furnace, and no idea how to piece that sucker back together. So I called my brother who built my house (he’s kind of a baller, check out his story). He laughed and asked why the heck I was changing the filter myself? Why didn’t I have the furnace guy do it? I didn’t know that was an option... ... so I called the guy up and he starts telling me about his “Maintenance Plan”. After about 15 seconds I said “Sign me up.” That’s how he locked me in on a recurring service model for his business. Most businesses totally miss out on building this into their model. Instead of figuring out how to add more value and create an ongoing service, they let competitors swoop in and steal the contract. Honestly, I think my brother should of made a list of monthly / yearly services that I should’ve considered and got me to sign-up for them when we closed on the house. Things like: - Snow removal - Air filters - Fireplace cleaning - Propane tank maintenance - Gutter cleaning - Lawn mowing - Etc... Even if all he did was sign me up, he could’ve been collecting sweet monthly residuals for the rest of his life without lifting a finger (or putting a furnace back together). That strategy (and a few other keepers) is what I cover in this week’s video. How do you increase the amount of repeat business from a customer to improve your long term value so you’re not always having to find new customers? When I’m training a group of entrepreneurs at my events, I always walk them through these areas of focus: 1. Offer “Ongoing Service" 2. Start (Onboard) 3. Continuous Value 4. End Strong 5. Ask For Business 6. Case Study / Testimonials Each one of these take very little effort to implement, but will have a HUGE impact on your business. My favourite is asking for a case study or to get a testimonial. When you do it right, it adds incredible credibility to your business (plus it’s super fun and fulfilling to learn what your customers appreciate most about you). See The Full Post Here: http://tinyurl.com/review-stayblcam In my latest How’d They Do? post I do an analysis of StayblCam, an ecommerce store that sells camera equipment for iPhones and small cameras. If you’re new to this video series, here’s how they work: I buy products online, and then I break down for you how the business is doing from an ecommerce perspective. How are they doing with customer acquisition? Is their website optimized for conversion? And what are they doing post purchase to build relationships with their customers and encourage repeat business? These video are proving really valuable for ecommerce store owners, and people who want to learn about customer acquisition and retention—and I’m so glad to hear it! So okay, StayblCam: How’d they do? They did some things really well, and some things not so well. They clearly understand direct response. They targeted me with a great Facebook ad that had a really engaging video. It showed me product features and how the product is used, and the production value was really solid. On their website, they had some good assets in place that pushed me toward a purchase: A phone number, website navigation, image carousel, social proof section, etc. And these things worked very well for them. But they had a big issue with their website design. Many of their pages were cluttered, and the content was difficult to consume. From a Conversion Rate Optimization standpoint, it is clear to me that cleaning up their pages would boost conversions significantly. And on top of the site’s overall clarity, their selling techniques lacked elegance. Once you’re on the site, they try really hard to sell you on a purchase and it’s pretty off-putting. In addition to these issues, StayblCam also fell really short on their post-purchase marketing. Their Thank You Page and post-purchase emails did almost nothing to encourage customer engagement and inspire additional purchases. What you do post-purchase in your business is so important. You need to put as much attention on customer retention as you do on customer acquisition—if not more—because repeat customers are how you sustain and grow a business. That means leveraging your Thank You Page to establish familiarity and maybe getting them to like your Facebook page. It means using your post-purchase email sequence to give them content relevant to their purchase and your brand, as well as to gain conversion assets like selfies and reviews. What's the cost of waiting to buy a home based on today's interest rates? http://www.reshawnaleaven.com If you are in the market to buy a home, you are checking interest rates probably on a daily base to see how rate are each day and when to lock in your rate. But, did you know that waiting could cost you big time in more ways than one. Consider this if you are in the market to buy a home of $250,000 with an FHA loan. Currently, rates are on average at 3.75%. The monthly principal and interest (P&I) payment is $1,157.79. A year ago, interest rates were at 3.45%. A monthly P&I payment of $1,122.50 would have been a savings of $35 per month. Let's say that the Federal Reserve decides that the economy is back on target and there is no longer a need for lower interest rates and raises rates to 5.5%. That would change the monthly payment significantly to $1,419.48. That's an increase of over $260 in a monthly mortgage payment. What would that do to your buying power? You may have to re-evaluate your type of home. You may have to downgrade your home purchase to a town home or condominium based on your location. You may not qualify for the same loan amount due to the rate increase which means a smaller home. You may have to change your home buying location.
